As a real estate enthusiast, I find achieving Real Estate Professional Status (REPS) both challenging and rewarding. It's an intricate classification, but the benefits are substantial if you qualify.

Typically, real estate rental income is passive, so you can't offset these losses against your W-2 wages. The key to leveraging these losses lies in recharacterizing rental income from passive to active. You must meet stringent IRS requirements and significantly participate in managing your properties.

Meeting the Requirements

To qualify, you must spend more time in real estate than in any other profession. If you work 40 hours a week as a software engineer, you need over 41 hours dedicated to real estate. Additionally, you must surpass 750 hours annually in real estate activities. This requirement becomes easier when someone like a stay-at-home spouse manages the properties. Tracking and documenting your hours meticulously is essential to satisfy the IRS and substantiate your active participation in real estate.
